• House Rules
o NO PETS
 If a pet is found to be at the cabin, you will be charged a $250 cleaning fee and asked to leave
o MAX 13 GUESTS
 If you bring more people than agreed upon by your reservation you will be asked to leave without a refund
o NO SMOKING
 Please no smoking inside or on any decks
 Please smoke on the street and dispose of cigarette butts properly
 Smoking inside the cabin will result in a $250 cleaning fee
o NO CANDLES or any open flames inside house or on decks
o DO NOT FEED THE WILDLIFE!
 There is bear activity in the neighborhood. The bears will not harm you if you do not bother them.
 DO NOT leave trash or food outside!
 Lock front door when inside
o No events, parties, or large gatherings
o Read and understand “additional rules” and rental agreement below
• General Policies
o Must be at least 25 years old to book
o 4 night minimum, 28-day maximum stay
o Soaps, shampoos, toiletries, condiments, zip locks, paper goods and coffee are NOT provided
• Check In & Out
o Check-in: 4:00 PM
 Self check-in with keypad (key code will be emailed to you)
o Checkout: 10:00 AM
 This is to allow the cleaning crew to have ample time to clean for future guests. Failure to comply will result in a minimum $50 late fee and could be as much as a full day’s rate.
o Check-Out Instructions:
 Place all towels in bathtub / shower
 Leave all bedding on each bed
 Load dishwasher use the dishwasher pod provided under the kitchen sink and start cycle. DO NOT OVERLOAD THE DISHWASHER!
 Remove any food items in refrigerator/freezer and cabinets.
 Turn off all lights & lock all doors.
• Refunds
o We do NOT offer refunds for weather, natural disasters, or power outages
o 100% refund 30 days prior to arrival
o 50% refund 2 weeks prior to arrival
o 0% refund if less than 2 weeks from arrival
• Security deposit
o $250 security deposit
o No food or drinks on the pool table
 Any damage to the pool table felt will result in a $350 fee
o The cabin is inventoried upon guest check-out. Any items missing will be billed at cost, plus a $50 service fee
o Any damage to the cabin itself will be assessed on a case by case basis
o If any makeup stains are found on the pillows, sheets, blankets, or towels, you will be charged accordingly plus a $25 service fee
• Hot Tub / Jacuzzi Rules
o Our hot tub is drained, scrubbed, refilled with fresh water, and chemicals added between each guest. The hot tub should always be set no lower than 100 or more than 104 degrees.
 Depending on the time you check in and the time since water was replaced, the water may not be up to temperature yet. Please be patient.
o The hot tub is for guests 18 and over only (unless with parents’ consent AND SUPERVISION). Alcohol is not allowed near the hot tub. You are not allowed to use the hot tub if you have consumed alcohol or you are pregnant. Use the hot tub AT YOUR OWN RISK!
o DO NOT STAND OR SIT ON HOT TUB COVER
 You will be charged for any damage to the hot tub cover
• Cleaning
o Our cleaners are using an enhanced cleaning routine to ensure the property has been thoroughly disinfected prior to your arrival. Our cleaners are using an antibacterial cleaner on all frequently touched surfaces such as counter-tops, door handles, light switches, and other frequently touched surfaces.
o All towels and bedding are washed in hot water that’s at least 60ºC/140ºF

Other things to note:

This property features an exterior security cameras facing front door / parking area and the rear fire pit area. The camera does not look inside at all. The cabin is equipped with Smart TVs however Guests will need to bring their own passwords for Netflix, Disney+, Amazon, etc. Please do not run the fireplace and the air conditioner at the same time. Additional Rules. By confirming your booking, you agree to adhere to the Rental Rules set forth in this listing. The rental agreement is as follows: Exhibit A RENTAL RULES 1. Smoking is NOT allowed, and Drugs of any kind are NOT permitted 2. People other than those in the Guest party set forth in the on-line agreement may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest. Guests are not allowed to exceed the occupancy limit agreed to in the on-line itinerary. No more than 13 persons (including infants) are allowed in the cabin at any time. 3. Guests should not create excessive noise at a level that disturbs neighbors; Code- enforced neighborhood quiet hours are from 9:00p.m. – 8:00a.m. If you plan to party do not book this cabin. It is our home and you must treat it with respect. 4. This cabin is privately owned; the owners are NOT responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are NOT responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. 5. Keep the property and all furnishings in good order, removing any items from the cabin including living and kitchen furnishings is not permitted. 6. Only use appliances for their intended uses 7. Pets are NOT allowed. 8. Parking is limited to 4 vehicle(s). Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. 9. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the units. Check Out is at 10am. Before you leave, we ask that the items below be completed to help our housekeeper quickly prepare for the next guest. Please load all dishes into the dishwasher and run it on the normal cycle. Please remove and dispose of all items in the refrigerator, freezer, and cabinets. Leave all bedding on the bed, and put all towels in shower or tub. 10. Please lock all doors and all windows upon departure. Please turn off all lights. 11. Do not leave garbage outside or anywhere besides designated trash cans. 12. Hot Tub: [No children under the age of 18 permitted in hot tubs at any time] [without adult supervision]. When using the hot tub, remember there is a certain health risk associated with this facility. Use at your own risk. Our housekeepers drain, sanitize, refill, and replenish chemicals in all tubs prior to your arrival; therefore, it may not be warm until later that evening. DO NOT STAND ON THE HOT TUB COVERS. Hot tub covers are for insulation purposes and are not designed to support a person or persons. They will break and you will be charged for replacement. Remember when not using the hot tub, leave cover on so hot tub will stay warm. 13. Fireplace: Please do not throw any paper or other combustible materials in the fireplace. [Fireplaces are turned off from April 1 to October 1. They are not operational during this time of the year.] 14. Water and Septic: The cabin has a septic system. The septic system is highly effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages of up to $1,000. 15. Storms: No refunds will be given for storms. [Mountain roads can be curvy and steep. We highly recommend a four-wheel drive vehicle during the snow months. We do not refund due to road conditions. 16. Any damage to any items in the cabin including couches, chairs, tables, TVs, pool table, hot tub, beds, sheets, towels, pillows, etc., are the responsibility of the renter. Every item will be looked at before arrival and after departure. If you cause damage, notify the owner immediately. We will find it and charge you regardless. It is our home. Treat it as if it were your own. Failure to comply with the above rules will result in non-return of security deposit and possible additional charges.
